Local residents express mixed feelings about a new 62-unit subdivision in Monmouth, raising concerns over safety and community impact.
At a recent public hearing, Neil Wright was the only one who spoke in favor of the project. If it gets the green light, it’ll be the biggest development in Monmouth’s history, according to Planning Board Chair Stephen O’Donnell.
Perless feels that the proposed Hilltop View Estates will ruin the rural vibe of their small town. She questions whether these homes, priced between $450,000 and $500,000, are what the community really needs.
Another resident, Ashley Woodbury, is also against the project. She sent a letter to the Planning Board expressing her concerns about the lack of communication regarding the development. Unlike others, she didn’t get any mail about it.
Woodbury, whose home is right next to the proposed site, is particularly worried about safety issues related to a stormwater pond and the neighborhood entrance. She fears the traffic from 62 homes will be overwhelming, especially since their driveways are so close.
A traffic study showed that the development would add a fair number of trips during peak hours, but the firm behind it claims it won’t significantly impact the area.
The public hearing was a key step before the Planning Board makes a final decision, which could happen as soon as March 13. However, they still need approval from the Maine Department of Environmental Protection due to concerns about stormwater runoff near Annabessacook Lake.
Coffin, the developer’s engineer, mentioned that they’re working to meet state standards, but it might take a few more months to get everything sorted out. Keep an eye on the town’s website for updates on future meetings.
