Brooklyn: Construction is nearly finished on the Union Channel, a new nine-story building at 240 Third Avenue. This place is designed by Fogarty Finger and developed by Tavros Capital and Charney Companies. It’s going to be 95 feet tall and cover 210,000 square feet, with 224 rental units ranging from studios to three-bedroom apartments. Plus, there’s 8,900 square feet for commercial use, and 25% of the apartments will be affordable housing.

The façade work is all done now. Last time we checked in May, they were still putting on waterproofing and insulation. Now, the exterior looks great with its unique wavy design and a mix of concrete and aluminum panels. You’ll also see glass railings on the fifth and seventh floors, and the roof has a neat parapet.

They’re still wrapping up some work on the ground floor and around the fifth floor. There’s fencing up now, but that should come down soon as they finish up. The apartments will have nice kitchens with concrete countertops and stainless steel appliances, and the bathrooms will feature large porcelain tiles. Some units even have private terraces.

As for amenities, they’re calling it ‘The Drift Club.’ Residents will enjoy a 24-hour doorman, a fitness center, a yoga room, and a rooftop deck with a pool. There’s also a coworking lounge and parking for 72 cars. The retail space will have a good amount of street frontage, too.

Leasing is being handled by Charney Brokerage, and they’re managing the property themselves. The closest subway is the R train at Union Street. They expect to wrap everything up by spring 2025, so keep an eye out!
