Construction has started on a new AC Hotel in Denver’s RiNo area, featuring 128 rooms and a restaurant space on the first floor
Denver: Crews have kicked off the construction of an AC Hotel at 3680 Brighton Blvd., right next to the Rev360 office building. This hotel is going to be seven stories tall and will have 128 guest rooms. Plus, there’s about 2,500 square feet set aside for a restaurant on the first floor.
The development is being handled by RiNo36 LLC, which snagged the 0.43-acre lot back in February 2020 for $4 million. This spot used to be an auto repair shop, so it’s getting a nice makeover.
Lance Sigmon from the Allen Sigmon Real Estate Group in Albuquerque mentioned that the team includes his firm, Alliance Investments, along with Hamant Patel’s Lotus Hotels and Prakash Sundaram’s TMS Management. It’s pretty cool that this will be Allen Sigmon’s first hotel in Colorado, even though they have four in New Mexico already. Lotus Hotels has a few other places in the Denver area too.
Interestingly, Marriott reached out to Patel and suggested the idea of putting an AC Hotel right there. Sigmon described the brand as having a “modern layout with sleek furnishings.” They already have hotels in downtown Denver and Frisco, so it fits right in.
Of course, they faced some challenges, especially with COVID hitting right after they bought the land. There were also the usual delays with Denver’s entitlements and financing. They finally secured a $34.87 million construction loan from CNB Bank in November, which has three branches in Carlsbad, New Mexico.
Bristlecone Construction is on board as the general contractor for this project. Once completed, this hotel will be the fourth one along Brighton Boulevard in RiNo. A Cambria hotel opened last year, and a Vib hotel opened in 2022. The Source was the first hotel along Brighton, opening back in 2018.
