Manchester: If you take a stroll through the city center, you’ll see cranes everywhere, new towers popping up, and roads closed for construction. It’s a clear sign that the building boom is still in full swing.

This year, we can expect a bunch of new projects to wrap up, like the expanded Etihad Stadium and new flats in Ancoats and Strangeways. Plus, some historic office spaces are getting a facelift.

Looking ahead to 2025, it seems like we’ll be saying the same thing again. But if you dig a little deeper, you’ll notice some interesting changes in how Manchester is developing.

Interestingly, there’s more action happening in the suburbs now than in the past. New flats are on the way in Collyhurst, and Withington and Gorton are set to get new public squares. Moston is also getting a revamped high street, according to the council.

It’s safe to say that Manchester’s development scene is buzzing like never before, especially since the city rebuilt after the 1996 IRA bombing. Back then, Howard Bernstein led the charge for the Manchester City Council.

These projects are expected to be completed in 2025

Ancoats

Ancoats has been a key player in Manchester’s transformation over the last 20 years. Once a mix of old textile mills and unsightly canals, it’s now a trendy neighborhood.

The next phase of development is kicking off with the ‘Back of Ancoats plan,’ which will bring hundreds of new flats to Rodney Street. This time, there’s a bigger focus on social housing, with 129 homes being developed by the council.

Next to this, a new public park called ‘Ancoats Green’ will be built, complete with a multi-storey car park.

The Etihad

Manchester City’s home ground is set to expand next year. The redeveloped north stand will be ready for the 2025/26 season, adding nearly 8,000 seats and a new fan zone.

There will also be a museum, offices, and a large hotel included in the project.

Collyhurst

The Victoria North project aims to build 15,000 homes from Angel Meadow to Collyhurst. Once it’s done, it’ll add around 35,000 new residents, along with schools and a tram stop.

However, it’s not without its controversies. Some developers are tearing down old council homes, while campaigners argue for regeneration instead of starting from scratch.

In 2025, the first of 274 homes will be completed, with 100 available for social rent.

Circle Square, Oxford Road

The former BBC Studios site has been transformed into Circle Square, featuring student flats, offices, and food outlets. A new building called No. 3 will open next year, offering 267,000 sq ft of office space.

Former Boddington’s Brewery

Plans are in place for 505 homes across two towers on the old Boddington’s Brewery site, expected to finish in August 2025. Around 300 of these homes will be affordable.

Trinity Islands

Renaker’s latest project, Trinity Islands, will feature two towers on the Manchester-Salford border, with hundreds of new flats. The smaller tower might be finished by late 2025 or early 2026.

Citylabs 4.0

The Bruntwood SciTech Citylabs campus is expanding again, with a new building set to open next year, providing space for medical-tech firms.

Pall Mall

Pall Mall is getting a big refurbishment, with plans to finish by next summer. The King Street office block will be revamped, offering a modern workspace.

Withington, Gorton, and Moston Lane

Three high streets are in for a makeover next year. Withington will see pedestrianization, while Gorton and Moston Lane will also get new public squares.

HOME and Campfield Market

The Lower Campfield market is set to reopen as a co-working and events space, while HOME will launch new studios and training spaces in the railway arches.

Sister

Sister, formerly ID Manchester, will redevelop the University’s former north campus into office spaces and student towers.

Central Retail Park

The former Central Retail Park is being transformed into a Civil Service campus for 7,000 staff, with parkland planned for the area.

Mayfield

A new commercial building will rise in Mayfield, along with plans for nearly 900 new homes. Exciting times ahead for Manchester!
